September median home prices move up in Carson City and Douglas, down in Lyon and Washoe counties

Sierra Nevada Realtors has released its September 2025 report on existing home sales in Carson City along with Churchill, Douglas, Lyon and Washoe counties (excluding Incline Village). This report includes the median sales price and number of home sales in the region. SNR obtains its information from the northern Nevada Regional Multiple Listing Service.

September housing market highlights include:

• Across all five counties, the median sales price for single-family homes, condominiums and townhomes is $550,000.
• Since September 2024, the combined median sales price of existing single-family homes in all counties has increased by 1.5%, signaling continued price stability despite fluctuating market conditions.
• Since September 2024, the combined number of sales of existing single-family homes across all counties has decreased by 5.8%.

“The market is showing signs of steady normalization after several years of fluctuation,” said Sierra Nevada Realtors President Leandra Carr Hanshaw. “We’re seeing consistent pricing trends across the region, even as overall sales activity moderates. Buyers are being thoughtful, and sellers are adjusting to a more balanced market—conditions that often create excellent opportunities for both sides to find success with the right realtor partner.”

Please note that sales numbers in Carson City, Churchill, Douglas, and Washoe (excluding Incline Village) are for existing stick-built, single-family dwellings, and do not include manufactured, modular or newly constructed homes unless otherwise stated.

Carson City

• In September 2025, Carson City had 56 sales of existing single-family homes, condominiums and townhomes, a 30.2% increase from the previous month and a 9.8% increase from last year.
• The median sales price for a single-family home in September 2025 was $549,975, a 10% increase from the previous month and a 2.8% increase from September 2024.
• The active inventory in September 2025 was 103, a decrease of 8% from last month and a decrease of 30.4% from last year.

Churchill County

• In September 2025, Churchill County had 21 sales of existing single-family homes, an increase of 31.3% from the previous month and an increase of 61.5% from last year. 
• The median sales price for existing single-family homes was $360,000, a decrease of 9.4% from the previous month and a decrease of 7.6% from last year.

Douglas County

• In September 2025, Douglas County had 58 sales of existing single-family homes, a decrease of 20.5% from the previous month and a decrease of 12.1% from last year. 
• The median sales price for an existing single-family residence was $706,950, an increase of 7.9% from the previous month and a decrease of .4% from last year.

Lyon County (Includes stick-built, single-family dwellings and manufactured homes)

• In September 2025, Lyon County had 88 sales of existing single-family homes, condominiums, townhomes and manufactured properties, a decrease of 24.1% from the previous month and a decrease of 19.3% from last year. 
• The median sales price for existing manufactured and single-family residences was $398,683, a decrease of 3.3% from last month and a decrease of 2.7% from the previous year.

Washoe County (Excluding Incline Village)

• In September 2025, Washoe County, excluding the area of Incline Village, saw 416 new listings and 423 closed sales.
• The median sales price for existing single-family homes in Washoe County was $576,000, a decrease of 2.4% from the previous month and a decrease of 2.1% from last year.
• The active inventory in September 2025 was 1,127, a decrease of 12.7% from last month and a decrease of 1.9% from last year.
